Kolter expanding Hammock Oaks by nearly 1,000 more homes

Kolter Land has expanded its Hammock Oaks community in Lady Lake by 272 acres, clearing the way for nearly a 1,000 more homes just outside of The Villages.

The Lady Lake Town Commission unanimously approved expanding the Tampa-based developer's already established CDD, a kind of governmental unit that can be created to serve the needs of specific communities. Before the commission's May 1 meeting, the CDD had been 378 acres. Now it's a little over 649 acres and entitled for 2,101 homes.

The expansion includes lands that will be developed for The Reserve at Hammock Oaks, a community that will border Hammock Oaks. These new developments are located right outside The Villages on the south side of County Road 466, west of Rolling Acres Road and east of Cherry Lake Road.

A portion of land added to the CDD, "will accommodate an extra 105 age-restricted lots to be incorporated into the approved Hammock Oaks development. The remaining lands will be developed as a new subdivision within the overall Hammock Oaks CDD," Jim Harvey, president of Kolter, told GrowthSpotter.

Kolter ready to kick off another huge master-planned community in Lake County

Kolter has already started construction on Hammock Oaks. Of the 1,142 residential units, 722 are age-restricted residences. The non-age-restricted section calls for 190 market-rate detached homes and 230 townhomes.

Currently, the 272-acre preliminary plat for The Reserve is under staff review, Lady Lake's Growth Management Director Thad Carroll told GrowthSpotter, and it has not yet been scheduled before Lady Lake's Planning & Zoning Board.

The preliminary plat from CHW Inc. for The Reserve calls for a total of 960 homesites: 299 40-foot-wide lots, 313 50-foot-wide lots, 75 60-foot-wide lots, 168 townhomes and 105 age restricted homes.

Like Hammock Oaks, construction on The Reserve will be phased. Currently, the preliminary plans call for eight phases: 1, 1A, 2, 2A and 3-6.

Construction on the new land is expected to begin this November, Harvey said.

The new community's close proximity to The Villages was no coincidence, Harvey told GrowthSpotter earlier this year.

The Villages, which sold 3,923 homes last year, again earned the No. 1 spot on RCLCO's Top-Selling Master-Planned Communities of 2022.

"It's The Villages that make this a viable location," he said. "The Villages has matured to a point where it is more than just The Villages and what they offer. There is a major need for housing for the workforce that The Villages demands and for the professionals The Villages demands. It is an alternative to what they provide."
